Home Inspection Checklist

In order to ensure that your home inspection goes smoothly, we recommend the following home inspection checklist:

  • All utilities must be turned on prior to the start of the inspection (electric, water, and gas). Property must be de-winterized.
  • All pilot lights should be lit.
  • Storage and clutter should be moved to allow access into all areas, especially around heating equipment, the water heater and access to the attic.
  • Confirm with the seller and real estate agents to allow access to the property.
  • Bring any questions or concerns that you may have about the house to discuss with your home inspector.

We will arrive on-time ready to inspect your home. We will take all notes and photographs necessary and follow-up with a detailed report that documents the condition of the property. We encourage you to come along during the inspection and to ask any questions you may have about the home. We will follow up the on-site inspection with a detailed report including photographs and comments, often the same day.

Home Inspection Pricing

Pricing for a home inspection is based on the square footage of the home, the type of home and other factors. These factors provide an indication of what I will encounter during the inspection.

Check, cash or Credit card payments accepted.
CC payments require a surcharge of 3.5%.
(That is what they charge me for the transaction)

Crawl space inspection requiring tyvek suit and mask: +$75.00
Re-inspections: $200.00 (may be more depending on distance)

Unattached garages, starting at $45.00

Inspections requiring HQS or SELP forms to be filled out are an additional $40.00 if done onsite and we are informed ahead of time, form must be provided by buyer or buyers agent.
HQS or SELP form requests requiring a return visit are $200.00.
